Diagnose the miss first

Pull the cap-adjusted DSCR and see how far below the floor you are. A near-miss (within ~0.1) is a different problem than a sub-1.0 ratio — the first is a lender-shopping fix, the second needs a structural change. Also check whether occupancy was genuinely soft or just seasonally skewed.

How lenders read a slow quarter

Underwriters generally use a trailing-12-month figure, which smooths a slow season against a strong one. If a single weak quarter dragged your application, a full-year statement — or a normalized appraisal projection — can reframe the property. Document the seasonality.

  1. Shop a lender with a lower or no-ratio floor (sub-1.0 STR programs exist at a premium).
  2. Add down payment to lower the loan and PITIA, lifting the ratio.
  3. Pivot to a mid-term rental to remove a night-cap haircut and re-qualify on long-term rent.
  4. Refinance to a longer term or buy down the rate to reduce PITIA.
  5. Supply a strong trailing-12-month actual if you have one — it can beat a conservative projection.

When none of those work
